Position Summary:   This purpose of this position is to provide Real Estate leadership, strategic and financial directions and decisions for Mergers & Acquisitions, Joint Ventures and National Lines of Business. Also included under this position is performance improvement & quality and portfolio strategy.   This Position will lead, direct, conduct, and monitor these activities on a CommonSpirit Health system wide basis for all real estate elements outlined above.   In addition to the understanding of the real estate components, this position requires a working knowledge of the legal, operational, financial and compliance components of the arears outlined above.   This position reports directly to the VP, Real Estate Services. In addition, this position works closely with hospital leadership, System and Division Strategic Planning, Foundation leadership and CommonSpirit Health legal counsel.   Principle Duties and Accountabilities: - Negotiate and construct real estate transactions to avoid "anti-kickback" and "Stark" violations - Perform Real Estate status reporting, analysis, and data management for CRE Corporate, Area Senior Management and Foundation leadership. - Continually seek to understand and act upon customer needs, concerns, and priorities. This position directly manages the oversight of the divisional real estate teams and 3rd party property management vendors who maintain all owned and leased properties in a first-class manner while controlling and minimizing operating expenses.   The position will lead, direct, conduct, and monitor operational real estate activities for CommonSpirit Health on a system-wide basis, outlined above.  Specifically, the position has direct supervision of 8 FTE’s, 4 Facility Managers covering all markets, 5 FTE’s under the 3rd party property management contracts for the Northern California and Southwest Division markets. The entire non-acute/ambulatory organization is approximately 50 employees across the enterprise.

Essential Key Job Responsibilities The System Manager, Investment Operations is an experienced investment operations professional who provides effective leadership to the investment operations function for a $20+ billion investment program comprised of multiple pools of capital. In that capacity, the System Manager has specific responsibilities for:   1.      Daily management of investment program operations ·         Oversee the entry of all trades and cash movements into the online custodial system. ·         Oversee tracking of cash flow balances by pool of capital to help manage cash and rebalancing needs. ·         Coordinate required paperwork around deposits and withdrawals related to internal and external accounts. ·         Ensure appropriate internal controls, and checks and balances are implemented across investment operations activities. ·         Work with the CIO and Investment Operations Management to direct the custodian and investment managers on items related to regular and ad hoc cash flows, manager trades, opening or closing of participant accounts, country filings, corporate actions, and other operational matters.  ·         Conduct the fee analyses on investment program activities. ·         Coordinate required paperwork with custodian on tax reclaims for client activity in foreign markets. ·         Coordinate with Mission and Advocacy on shareholder advocacy and related needs and issues. ·         Maintain and communicate the restricted list to investment managers. ·         Conduct research and analysis on a variety of evolving topics and handle ad hoc projects, analysis, presentations, and reports. ·         Coordinate the establishment of new investment manager relationships including overseeing the completion of agreements, documentation, and opening of custodial account. ·         Facilitate the donation of securities received from foundations and oversee the liquidation process. ·         Evaluate invoices against fee schedules for investment managers and external vendors.   2.      Coordination with Financial Reporting •    Work closely with Investment Operations Management on the quarterly and annual audit cycle and tax reporting items related to the investment program (i.e. ASC 820, liquidity terms, working trial balances, etc.) •    Liaise and work with Financial Reporting around other needs related to the investment program, including but not limited to assisting in gathering K-1 reports, coordinating charitable remainder trust payments, and assisting with information related to tax reporting and filings. •    Coordinate reporting and valuation of the direct investment portfolio with the custodian and other avenues as appropriate through regular discussions with executives at the underlying companies.   3.      Leadership •    Working closely with Investment Operations Management, to oversee, train, and mentor operations staff. ·         Implement and document best practices. •    Work with Investment Operations Management to recruit, develop and retain first-rate talent and foster a team-oriented culture of intellectual curiosity, analytical rigor and creativity. •    Develop and cultivate strong, collegial, positive working relationships with other members of the investment team. •    Communicate and partner effectively with Investment Operations Management; CIO; and SVP, Treasury & Strategic Investments on a mix of strategic and tactical issues.  •    Establish and maintain strong relationships with industry partners.   4.      Coordination with Broader Investment Team ·         Maintain and work with investment operations staff to regularly update investment managers’ document archive of periodic legal/compliance, operational, regulatory, marketing and financial statements. ·         Collaborate and cross-train with investment risk and compliance to provide adequate coverage of operational and risk functions. Analyze and assist with regular reviews of asset class attributes as well as overall portfolio and market characteristics, including exposures, performance, liquidity and key risks. ·         Support investment and risk management efforts by gathering, maintaining, and processing a variety of portfolio and economic data. ·         Assist with ensuring the accuracy of performance reporting and report reconciliation, as needed. 5.      Assist with quarterly socially responsible investment review processes with investment managers and highlight key issues or risks observed to team Relationship management •    Operate as day-to-day custodial and administrator contact.
